Surplus & excess proceeds
After a foreclosure or tax sale, the property sometimes sells for more than was owed. That difference belongs to the former owner or their heirs — but it frequently goes unclaimed, because no one tells them it exists. We research those records and help rightful claimants pursue them.
Distressed property
Owners facing foreclosure, code violations, or a rental they no longer want to manage often need a straightforward exit rather than a listing. We work directly with those owners on terms that fit the situation — no repairs, no staging, no waiting on the market.
Inherited & probate property
Inherited property arrives with paperwork, deadlines, and carrying costs, often at the worst possible time. We help heirs understand what they've actually inherited and what their real options are, including any claim attached to the property.

Research the record
Everything starts in public records — county recorders, tax collectors, court dockets, and sale results. We identify the property, the parties, and whether unclaimed value exists.
Verify entitlement and the rules
Before anyone is contacted, we confirm who is actually entitled, and we check what that specific state requires. Some matters must be initiated by a licensed attorney. Where that's the case, we don't make the first contact — the attorney does.
Resolve it
Whether that means filing a claim, closing on a property, or handing a matter to counsel, the goal is the same: get the person what they're owed, with the paperwork done correctly the first time.

What we are, and what we aren't.
This industry has a reputation problem, largely earned. We'd rather be plain about the boundaries up front.
